Please keep in mind that if an agent shows your home they are than likely working directly for the buyer they have brought in the door. Georgia Law requires that agents establish an agency relationship as soon as possible, and most buyers want their agent to represent them, not you, in the transaction. The explanation of the different types of ageny and a G.A.R. agreement to show Unlisted Property. If an agent has a potential buyer for your home you should use the form to establish a price and commission rate for that buyer. Please note ,this form does not establish an agency realtionship between you and the buyer’s agent. Rather this form serves to make clear the circumstances under which you have agreed to allow your home to be shown to that agent’s prospect . Agency is simple when you remember that I disclose and establish agency relationships so that every party in a transaction is aware of who has professional representation. | |

One of the ways a seller can limit their liability, and exposure to future lawsuits,when selling a home is to have a Seller's Porpoerty Disclosure Statement for potential buyers to review and to make a part of any sales contract.
